Owner desires to engage Agents services for the vacation management of the property described below.   Owner is the “Title Owner” of the following real estate situated in Island County, Washington.

1. EXCLUSIVE AGENCY:

1.1 The Owner hereby exclusively appoints Agent to rent the property known as ________________________.   Owner agrees not to independently rent said property other than guest and owner use.

1.2 Agent will use due diligence in the management of the premises for the period and upon the terms hereto provided, agrees to furnish the services of his/hers organization.

2. TERM:

2.1 For a period beginning on the ________ day of ______________, 20___ and continuing through day of ______________, 20____.   Each contract shall be reviewed and determined for revisions and/or continued thereafter for periods of Twelve (12) months.

3. OWNER USE OF PROPERTY:

3.1. Owner agrees to notify Agent of all dates that Owner, Owner’s family and guest will be occupying the property for the upcoming season.   All reservations are taken on first come first serve basis by payment.   Owner agrees that Agent will have at least six (6) weeks during July and August for renting of the property.

4. OWNER RESPONSIBILITIES:

4.1 Owner agrees to remove all personal items from the home or store in a locked area.

4.2 Owner agrees to furnish the home in accordance with the Agent’s requirements; and will maintain the property to the Agent’s standards.

4.3 Owner agrees to carry insurance on said property to cover loss from fire and personal liability and to provide Agent with certification of the insurance policy.   In the event that the property is not/cannot be insured; Agent may cancel this agreement at will.
